On new holiday homes we also include your choice of aerial fitted and a brand-new set of steps. We also include some of the current year’s pitch fees in the price. This means that you can move straight into your holiday home with no added extra costs. Making the whole process stress free.

FAQs
When looking at purchasing your very own holiday home, you may have lots of questions. Here are a few to help.
The pitch fee for the 2026 season is £3120 Inc. Vat. There are no added extras to this, for example winter storage or security charges. Water and refuse charges are included in with the pitch fees.
Electricity is supplied by a meter for each caravan so you only pay for what you use.
Gas Bottles are charged at £52 for a 19kg bottle and £95 for a 47kg bottle.
The holiday season here starts from the 1st March until the 3oth November each year. During this time, you may visit and holiday with us as much as you would like. However, please remember that Leakes Caravan Park is a holiday park not a residential park, therefore it is required that all persons who purchase a holiday home with us have a permanent main address elsewhere.
Yes, we do allow dogs on the park. We ask that they are kept on a short lead at all times and that you clean up after your them.
Yes, we do allow a decking/veranda to be fitted to each holiday home although permission must first be gained from the park to ensure that all relevant rules and guidelines are being adhered to.
Here at Leakes Caravan Park, we do not allow any holiday home on the park to be hired out/Sublet. We do allow your family and close friends to have use of your holiday home.
